Commission Demand Process
IMPORTANT: Commission Demand Request (CDR) must be completed at least 7-10 business days prior to the Close of Escrow (COE).
Commission Demand Request (CDR) are an internal form that the agent uses to tell our Commission Department the details pertaining to their escrow. This is where they tell our Commission Department the Sales Price, Commission Percentage, Escrow Information, Referrals being paid, Credits being given.
- The Commission Demand Request form needs to be completed 10-7 business days prior to Close of Escrow (COE)
- The CDR form is an online form that can be located through REsource Center > Drysdale Hub > Tools & Resources > Commission Demand Request title or by going directly to https://form.jotform.com/201206287686156
- The completed form is sent directly to Commissions, AC and TC (if Applicable) and copied to the agent
- If Non-TC file, AC is to upload the CDR to SkySlope but not approve the document in the checklist, Commissions will approve when they process the demand. If unapproved in SkySlope for 24 hours email commissions to see if they received the CDR.
- When uploading to SkySlope review CDR to see if:
- Sales Price match what is in SkySlope
- COE Date match what is in SkySlope
- Is there a referral being paid? If yes, verify the completed Referral Fee Agreement and W9 have been uploaded to the checklist.
- Is the commission under 2.5%? If yes, verify the following has been uploaded or noted as applicable:
- Reduced Commission Approval (RCA) completed by manager is needed if our listing commission is less than 2.5% or manager to note agent to pay company $ difference
- RCA needed if the listing agent double-ended and the commission is less than 5% or manager to note agent to pay company $ difference
- MLS printout needed if the buyer commission being offered is less than 2.5%
- Additionally, an RCA is needed for any broker participation in reductions negotiated by the agent.
- Is this a listing? If yes, is there a sign on the property? If yes, reach out to the agent to see when they want their sign to be removed. All signs must be removed within 15 days of the close of escrow
- If agent needs to revise their commission demand, they need to use the “Edit Submission” link inside the email they receive with their original demand request.
- AC or TC need to upload revised demand to SkySlope and update COE or Sales Price if they do not match what the Revised-CDR says. Leave All CDRs in SkySlope Checklist
- Commissions prepares the Demand for Title detailing all the deductions such as agent split, monthly charges, Foundation, E&O payments, any outstanding balances etc. and sends a draft directly to the Agent’s BHHS email for confirmation and/or questions.
- Once Agent confirms that it is correct the Commissions Coordinator will send a demand to Title.
- Agent will have the option of having their funds wired, mailed to their home, or picked up at Title.
- A Preferred Commission Disbursement Method Form should be completed when the agent is hired or wants to change their default commission disbursement method.
Note: Same Day Pay is a benefit to active agents only.
If an agent leaves but has an escrow with us the commission check will be sent directly to the home office to be split and then distributed.
No exceptions!
Note: In most offices it is the ACs responsibility to order signs up and down, this is a good time to reach out to your agent to find out when to schedule the sign removal.
