Expired Listings – a NO NO
SkySlope should have NO expired Listings
- 3 days prior to the listing expiration date, reach out to the agent to confirm if this listing will be cancelling/expiring or extending .
- Set a task for the agent in their SkySlope file to remind the agent of the expiration date for all listings, including those that are assigned to a TC. This would automatically go out to the agent on the specified day. For help refer to the Tutorials in SkySlope.
- If extended, a fully executed Modification of Terms/extension must be added to the file within 3 business days of the expiration.
- Note the file that Modification of Terms is pending and make this a required items in the checklist.
- If the listing will be expiring and no extension will be granted, ensure the listing file is complete and have the agent or Transaction Coordinator cancel the listing in SkySlope
- To cancel the file in SkySlope refer to “Cancelled Listings”
- Note the file that it will be cancelling
- Managers or Transaction Coordinators will be responsible to approve the cancellation in SkySlope within 7 days of the cancellation date.
- All signs on listings must be called down immediately upon expiration by AC or receipt of fully executed release.
- Note the SkySlope checklist with the date the sign is called down.
- Relisting properties cannot have a sign up for longer than 3 business days without an active listing agreement on file. Any sign cost including but not limited to trip charges may be the responsibility of the Associate Licensee if they fail to provide the required documents in a timely manner.
- MLS and property advertising should be updated as well.
- Status notes such as “requested status of listing” can be added to the log section of SkySlope by clicking “Enter Note” button. Type note and click Save; you will see a line item in the log. This will help our other departments and cut down on multiple emails.
- Prior to the Close of Escrow date, reach out to the agent to confirm if property will be closing on time or extending.
- If an extension is being done, make the Extension of Time a required item on the SkySlope Checklist and note that this is being drafted on the Checklist Comments.
- When the property closes, the agent may upload the Final Statement to the SkySlope file. Forward this to closings@bhhsdrysdale.com who will close the file.
- Change the file stage to “Closed-Pending Closing Docs/Checks” DO NOT CLOSE file. By changing the stage our Closing Department will know to reach out to title if closing has not yet been received.
- If the transaction has not closed, request an updated COE date from the agent and note the file.
- When the agent advises you of the new COE date, update SkySlope for the agent if needed.

NOTE: Offices that have Compliance Review are responsible to continue to maintain/update COE dates in ALL SkySlope files.
