Lease Transaction Process

If an agent has a lease these transactions must be treated as a normal sale and they must be input into SkySlope. This would either be done by the agent/TC or the AC.
How to handle Leases:
  1. All lease checks are to be payable to BHHS Drysdale Properties and should be sent to directly to the home office.
  2. Lease checks should be for OUR portion/side of the commissions only. Other brokerages and security deposits should be paid separately.
  3. When the AC receives the check, they will need to verify the lease is already in SkySlope with all the correct documentation. (Instructions for setting up lease in SkySlope below.)
  4. Upload copy of check to SkySlope, make sure commission demand is already uploaded. Complete loose check jotform at https://form.jotform.com/220336540147145
  5. Upload check and lease agreement to the form
  6. Mail the check with loose check form to the Home Office, Attention: Accounting
  7. Closings will close the file in SkySlope according to the commencement date of the lease – AC does not close
  8. Mail the check with loose check form to the Home Office, Attention: Accounting
  9. Accounting will issue check and mail back to agent’s home address on file upon manager file stage approval.
  1. Note: The Commencement Date is the check/closing processing date for all tiers and accruals. Accounting will process the check in the month of the Commencement Date. If Accounting receives lease check in month prior to commencement date it will be held until correct month to process
  1. If agent is questioning where their lease check is after it has been sent to the Home Office, please first check the SkySlope file for status in the log. If there is no notation, email Accounting@bhhsdrysdale.com – Never include agent on theses emails.
NOTE: If the check is issued by an individual, the agents check will be release when the individual’s check has cleared our bank account.
How to input a Lease into SkySlope:
  1. TRANSACTION: In SkySlope choose Residential Lease for checklist type and Listing Sold or Sale for the type of transaction. MLS # 0, Year Built can be googled. Escrow number should be LEASE. Commencement date should be used as COE date. Complete all the required fields and click Next
  2. CONTACTS: Complete info for Landlord, Tenant & Other Agent and click submit
  3. COMMISSIONS: Complete required fields – Monthly Rent Amount, Listing Commission & Sale Commission. If only representing 1 side put $0.00 for other commission amount.
  4. CHECKLIST: Agent must submit all required items, verify with CAR.org for the most up to date Lease/Rental Disclosure Chart (your manager can get for you)
Where to send Company check?
If you receive the company check send it to the home office with the loose check form:
